The decision about choosing a Realtor® to market your property should not be made lightly.
Home sellers often choose their Realtor® based on the value of the home indicated in the listing presentations. It’s as if it was an auction and the highest bidder wins.
The only problem is the Realtor® isn’t buying your property. They are only bidding for the opportunity to market your home to a Buyer.
The eventual Buyer of your property is the one who will set the price. My job is to advise you what that Buyer is most likely to pay and help you set a price that will generate showing activity in the first three weeks when the listing is “fresh and new” rather than later when it is “old and stale”.
Therefore, my best advice is to choose your Realtor®, then set the price based on the good information they provide you. It’s not your Realtor’s® job to set the price; it’s their job to provide you enough information so you can make a good decision. In other words, it is their job to educate you about the local real estate market and where your property fits. It’s your job to choose the price based on the information provided to you.
